7 Signs Your Subfloor Needs Repair in an East Texas Home

The floor you walk on is only as good as the layer under it. That layer is called the subfloor. It is usually plywood or OSB nailed to the floor joists. When it gets wet or wears out, your nice new floor on top can crack, gap, or sag.

East Texas homes are extra prone to subfloor trouble. We have hot, wet summers and lots of humidity. Many older homes around Tyler, Troup, and Kilgore sit on pier and beam foundations with a crawl space underneath. That crawl space can trap moisture for years.

Here are seven signs it is time to check your subfloor, and what to do about it.

1. Soft or spongy spots

This is the most common sign. You step on one area and it gives a little, like walking on a thick mat. A healthy subfloor feels solid everywhere. A soft spot usually means the wood has gotten wet and started to break down.

Do not ignore soft spots. They tend to grow, and in bad cases a foot can go right through.

2. Cracked tile in one area

Tile is hard and does not flex. If the floor under it moves, the tile cracks. One cracked tile might be from a dropped pan. A group of cracked tiles in the same area often points to a weak subfloor below.

3. A toilet that rocks

If your toilet wobbles, the wax seal may be leaking. That slow leak soaks the subfloor around the toilet. Over time the wood gets soft, and the toilet rocks even more. It is a cycle that only gets worse.

This is one of the most common reasons we do subfloor repair during a bathroom remodel.

4. Squeaks and creaks that keep getting louder

A few squeaks are normal in older homes. But if the noise is getting worse, or new squeaks show up, the subfloor may be pulling away from the joists. Sometimes it is just loose nails. Sometimes it is damage.

5. Floors that dip or slope

Put a marble or a level on the floor. If it rolls to one spot, you may have a sagging joist or a weak section of subfloor. This is common in older pier and beam homes, where piers can settle over the years.

6. Musty smells

A damp, musty smell near the floor or coming from the crawl space is a red flag. It means moisture is sitting somewhere it should not be. Where there is moisture, there is often rot or mold.

7. Water stains or warped flooring

If your vinyl, laminate, or wood floor is cupping, bubbling, or showing dark stains, water is getting in. Even if the top layer looks fine after drying out, the subfloor may still be damaged.

Why you should fix the subfloor before new flooring

Here is a mistake we see a lot. A homeowner pays for beautiful new flooring, but the installer lays it right over a soft or uneven subfloor. Within a year, seams open up, planks click, or tile cracks.

The fix is to repair the base first. At TrueCraft, we check every floor before we install. If we find soft spots, we cut out the bad wood, look at the joists, and put in new subfloor that is glued and screwed down tight. Then the new vinyl plank flooring or tile goes down on a solid, flat surface.

It is one job, done by one crew, and it is done right.

What does subfloor repair cost?

A small patch around a toilet can be a few hundred dollars. A larger area with joist repair costs more. The only way to know is to open it up and look. That is why we always give a free, written estimate first, and we show you what we find before any extra work.

Find the source, not just the symptom

Replacing rotted wood is only half the job. If the leak is still there, the new wood will rot too. We always track down the cause. It might be a toilet seal, a shower pan, a dishwasher line, or crawl space moisture. If it is a leak, our leak repair service stops it at the source.

How to protect your subfloor

A few simple habits go a long way:

  • Check under sinks every few months for drips or damp cabinet floors.
  • Replace a toilet wax ring as soon as the toilet starts to rock.
  • Keep caulk around tubs and showers in good shape.
  • If your home is pier and beam, make sure crawl space vents are clear and water drains away from the house.
